| Hiring a contractor can be a confusing process. |
Fortunately, we've put together some useful tidbits to help you along your way.
-
Always ask for a list of customer references. Any established business should easily be able to provide at least 100 customer references, which in perspective would only be 20 jobs per year for 5 years. Many homeowners are needlessly afraid to ask for references. Any eager and trustworthy contractor would be more than happy to hand over everything you request. If not, then you should move on.
-
Always ask them to submit a copy of their insurance certificate, as well as a copy of their insurance premiums. Any established business with 5 to 15 employees will spend between $50,000 and $100,000 annually on workers compensation and liability coverage. Reputable and trustworthy contractors understand your concerns and should have no problems demonstrating proof of insurance.
-
While not automatically implicating all contractors who require deposits are unscrupulous, it is good advice to withold the deposit at least until the job begins. This tactic will provide protection in the unlikely event that your "contractor" doesn't actually own a contracting company at all. It's good advice to ask your contractor if a deposit will be due at "signing". Valley Roofing and Siding requires no deposits or down-payments of ANY kind until your entire project is done.
- In regards to insurance coverage (or lack thereof), It is not sufficient for property owners to agree to sign a waiver of responsibility.
